The Clarity Pack

Know what's possible before you spend serious money

Most homeowners don't regret spending money on their home. They regret spending it in the wrong order. The Clarity Pack is the step before drawings, planning or builders, where we test what's realistically achievable and whether the numbers stack up.

What you get

A clear recommendation and a roadmap

James visits, measures up and talks it through with you both. Over the following 3 to 4 weeks we work through the questions that decide whether the project makes sense, and in what form.

  • Plans of your home as it is now
  • Two to three different layout options, tested against how you actually live
  • A high-level look at structure, and the obvious constraints flagged
  • Initial thoughts on comfort and heat loss
  • The planning context and the risks, in plain English
  • Build cost bands, set against the budget you have in mind
  • Informal sense-checks with planning, structural and low-carbon heating consultants we trust
  • A written recommendation on the strongest route, and a practical roadmap of the decisions, costs and consents ahead

It also comes with two short guides: Red-Line Decision Points, the four moments on site when the build waits for a decision from you, and Who Else You Might Need, the consultants we recommend, each appointed and paid by you directly. We take no referral fee from anyone.

What it is not

Clear about the limits

The Clarity Pack is not a planning application, a fully resolved design, a cost guarantee or a set of formal consultant reports. It is not a commitment to the full project either. You are under no obligation to go ahead, and no obligation to go ahead with us if you do.

Fees

Three levels, depending on how much your project needs testing

Clarity Pack Complete

£2,950 + VAT

Everything in Plus, drawn on the measured survey.

If you go on to the next stage within six months, £750 of the fee comes off it.

Clarity Pack

£1,500 + VAT

The core diagnostic, for a clearer brief: what is possible, the main risks, cost bands and the sensible order to do things in. Worked from key dimensions taken at the site visit.

If you go on to the next stage within six months, £250 of the fee comes off it.

The measured survey sits outside every level. Where one is needed, you commission and pay the surveyor directly: about £1,000 to £1,500, paid directly to the surveyor, and some surveyors charge VAT on top. On Clarity Pack Complete it is commissioned at the start, so everything is drawn on it.

Payment is 50% on instruction and 50% when the report is issued.

If you have read the report, had the walkthrough call, and still cannot see what to do next, tell me within 30 days and I will keep working on it until you can, at no further cost.

After the Clarity Pack

The later stages, only if you go ahead

Want a first idea of the build cost before you speak to anyone? Try the budget tool.

The Clarity Pack is the only fee you commit to at this point. Once it has shown what your project really needs, we propose the later stages for that project, with their scope and fee set out in writing. They are optional, and you decide whether to go ahead.

  • Design & Planning Pack
Design development and the planning application.
  • Technical Pack
Build-ready drawings and everything a builder needs to price accurately.
  • Build Support Pack
Optional support on site while it is built.

No additional work is ever started or invoiced without your agreement in writing first.

Questions

Questions people ask

  • Is the Clarity Pack the same as a feasibility study?

It does the job most people mean by a feasibility study, and more. It tests what is realistically achievable on your home, what it is likely to cost and what could get in the way, then sets out the strongest route and the order to do things in.

  • Does it include a planning application?

No. The Clarity Pack is the thinking before a planning application. If you decide to go ahead, the application is prepared in the Design & Planning stage.

  • Do I have to carry on with you afterwards?

No. There is no obligation to go ahead with the project, and no obligation to go ahead with us if you do. Sometimes the right answer is to pause, and that is a good outcome too.

  • Do I need a measured survey?

On Clarity Pack Complete, yes: the drawings are made on it. On the other two tiers James usually takes the key dimensions himself at the site visit. Where a survey is needed it is about £1,000 to £1,500, paid directly to the surveyor, and some surveyors charge VAT on top.
