Guildford kitchen and ground floor renovation

The brief

Jeremy and Mary-Jane had lived in their Guildford home for twelve years. The location was right and the layout was exhausting. The kitchen was narrow and dated, storage was poor, the dining table sat in a dark corner, and the ground floor had so many through-routes that no room had a settled purpose. The house had very little connection to its garden.

What everyone else suggested

Every builder they spoke to suggested the same thing: knock through and extend into the garden. It is the usual answer, and it would have added floor area. It would not have fixed the way the rooms connected.

The question we asked instead

What was actually making day-to-day life harder? Walking the house with them, the answer was the arrangement of the rooms, not the amount of floor area. They did not need more square metres. They needed better flow.

What changed

The kitchen was replanned to give more worktop and more storage, with a utility area hidden behind built-in cabinetry and new sliding doors straight onto the garden. The dining room was opened to the kitchen, so cooking and eating now happen in one room. The front living room went back to being a snug, and a small room near the entrance became a quiet music and study room for the teenagers. The doorway into the conservatory was moved, so the conservatory now feels part of the ground floor instead of an add-on.

The outcome

Each room now has one clear job. The house works on an ordinary weekday morning, and it still has room for a party of thirty or more. Because the scheme was right-sized at the start, the build was smaller than the extensions they had been quoted for, and they finished months sooner than expected.
